If a canal, river or stream adjoins or goes through a property it is often considered necessary to carry out a waterways search.

These reveal who owns the particular waterway, who’s liable for their repairs and maintenance, who’s liable for the flooding, the rights of way on stretch of water, the rights of way of towpaths (if canal), fishing rights and the various drainage rights.
